10,000 Developed Lots in Forsyth County

Wow! There are that many developed lots available in the Cumming area right now. I’ll bet that’s 8+ years of inventory based on current sales volume of new homes. FYI, when you see someone say that the “absorption rate” is 8 months, they are usually saying that, using the last 90 days of sales history, it will take 8 months to sell the currently available inventory. Most people say that 7-9 months of inventory represents a balanced market. Anything under 7 months is considered a seller’s market (and usually means home prices are rising). Anything over 9 months is a buyer’s market (and usually means home prices are falling).
